My name's Nick Beasley and I'm the Sole Owner, Operator of Hi-Spec Property Inspections, LLC.

I was born and raised in Alaska and graduated from the University of Alaska, Anchorage in 2004 with a Land Surveying and Mapping degree. Between semesters I gained experience working throughout rural Alaska for the Bureau of Land Management, as well as private firms in the construction industry. Upon graduation, I moved to Las Vegas where I worked in both field and office positions on a large variety of contracts ranging from small scale boundary and topographic mapping to residential and commercial subdivisions, local government, and military construction projects.

In 2011 I relocated to Oregon after being offered a position as a contract inspector for an electric utility. For 13 years I travelled throughout Oregon and Northern California performing National Electric Safety Code (NESC) inspections on poles in electric transmission and distribution systems.

After years of living on the road it was time for a change. I became interested in home inspections when my wife and I bought our first house back in 2019. Upon completing my InterNACHI certification and moving to Tennessee, I tested for my license and started Hi-Spec Property Inspections in late 2024. Now I spend my free time riding motorcycles throughout the Appalachians, and going on new adventures with my wife Krista, and our two dogs, Wallace and Billy.

With over 20 years of technical background and inspection experience, my goal is to provide a comprehensive list of services in an educational way to help you make confident and informed decisions about your property so you may enjoy it for years to come.

As a licensed and certified home inspector I strictly adhere to the Tennessee Standards of Practice (SOP) and exceed the continuing education requirements to maintain both a TN license and InterNACHI certification.
